NBSR - invitation etiquette?

I am throwing a 40th bday backyard get together for my DH. I have 2 cousins that live in the same house. One lives upstairs with her son and the other rents out the basement with her BF and kids. The 2 cousins are sisters. Do I send to seperate invitations? Or just one? This is a family event and all are invited.
