So the seller of the house we want is not willing to neogiate at all.  We offered $125,000 (she is asking $129,900) and for her to pay 4.5% of the closing costs (our realtor told us that is the norm, and came out to be $5,000).  She turned it down, and wants us to pay the full price, and her to pay $3,000 of the closing costs.  Its really disapointing, we were so sure she would take what we were offering, since the realtor told us it was a really good offer.  We called back and offered $126,000 and the $3,000 for closing.  If she doesnt bite, we will be moving on to our second pick.  Luckily those people are pretty desperate to sell, so we should be able to get a good deal.
