NBR: Anyone bought land for future home?

Any advice on the process or what to make sure is in the contract? DH and I are in the process of buying some land, 6 acres in a really nice neighborhood that we love. The owner is a little weird and awkward to deal with though. We aren't going through the bank so I just want to make sure we have covered ourselves.  Do you do site inspections? Your own soil tests? (Owner has done them but didn't know if we should do our own)

We are going through a title company and have a couple realtor and builder friends that have give advice but I didn't know if any of you had been through the process and could offer some tips. TIA!
