Hall Rentals for 1st Birthday

Our little man is turning one the beginning of August and even though we're just having family and close friends, we'll be too big for our little pawtucket yard.  even if we tried, we'd have to rent tables and chairs.  so we're looking at affordable hall rentals, keeping in mind that its a birthday party and there will be kids running around.  something that has an outside to it would be perfect.  maybe asking too much -- anyone have any suggestions?
