Early finding out the sex?

I'm seeing more an more people these days (I feel like an oldie saying that) finding out the sex of their child early. As early as 12 weeks or so. Are these just early guesses for technicians or is there new advancement in technology to know an accurate answer? Yes, I know nothing is set in stone until baby actually arrives but I thought it was usually a bit longer before techs would even make a guess since the possibility of inaccuracy is so high? I'm not looking to find out early but was just wondering since I've seen a bunch of announcements. Thanks ladies!
